The area is considered by many in Colorado Springs to be more rural living because of the larger tracts of land, horse properties and rustic homes. However many custom homebuilders have sub-divisions in the area. There are many rustic homes and horse properties in the area. Spectacular mountain views as well as rugged mountain living with views of the plains, increased privacy and seclusion and longer commutes to Colorado Springs and Denver are normal for this area.

Black Forest
This area is, as the name implies, forested with pines and firs. Typical mid range homes are situated on lots of an acre or more. This area offers the most rural lifestyle of any community near metro Colorado Springs.

Monument & Palmer Lake
Monument is a small growing rural community just west of Interstate 25 about 20 minutes north of Colorado Springs. Palmer Lake is farther west with many homes built in the foothills. There are many wooded home sites with custom homes.

Northgate/Gleneagle/Fox Run
These subdivisions are some of the larger subdivisions between Monument and Colorado Springs. On the East Side of I-25 near the Air Force Academy home sites in this area have magnificent views of the Front Range.
