The West Side
of the city is a unique combination of old and new. There are Victorians
lined along the streets of Old Colorado City (OCC) and estates with
views of the Garden of the Gods. Many in Colorado Springs consider this
area to be the gateway to Manitou Springs and points west.
West
Central
A well-established neighborhood with large mature trees and older homes.
The original Colorado Springs is part of this neighborhood and Colorado
College and downtown are just minutes away.
Old
Colorado City
The heart of Old Colorado Springs is located in this newly renovated
area west of I-25 along U.S. 24. Houses in this area are from newly
constructed to over 100 years old.
Wide streets lined with mature trees are normal parts of the area.
Mesa/Indian
Heights
This West Side development is closer to the mountains and features
homes from new to 50 years old.
Pleasant
Valley/Westmoor Park
These two
areas are just west of the Mesa/Indian Heights area. Most of the homes
in this area were built in the 1960s.
Manitou
Springs
This city is located just west of Old Colorado City and has a population
of about 6,000. The city's personality is reflected in a casual and
rustic old west flavor along with craft, antique and souvenir shops.
Some homes were built in late 1890's and custom home builders are
finding sites to produce homes that sell for well over $1,000,000.

Located adjacent
to the University of Colorado at Colorado Springs (UCCS). This established
neighborhood has smaller ranch-style homes.
